Title insurance is designed to protect you from claims made against the ownership of your property. If a claim is ever made, the title insurance underwriter will defend your rights to your home. Before your closing, an examination of the title to the home that you are purchasing is performed to look for any problems or liens and mortgages to be paid off at closing. The title insurance is effective immediately upon closing.
